Periodic
Inspections
..
During the course of your tenancy, the property will be inspected so we
may prepare a report to the landlord of the state of repair and
maintenance of the property. Under the terms of the Residential Tenancy Agreement these
inspections will be carried out between 9 am to 5 pm, Monday to Friday.

Keys
..
A duplicate key to all properties is retained in our office for
emergency access. Under
special circumstances, and on producing identification, the keys may be
borrowed and returned within 24 hours.
No service is available out of office hours or on public holidays.
Locks may only be changed with permission
from our office and the landlord on the strict
understanding that you supply us with a spare set of keys.

Electricity,
Gas and Telephone:
.
It is your responsibility to have electricity, telephone and gas, if
available, connected in your name and to have the account finalised when
you vacate. Please advise us of your new phone number.

Occupancy
Only
the people originally included on your application approved by the Owner
are permitted to reside at the property permanently. If a new tenant
wishes to replace an existing tenant, our office must
be informed immediately in order for them to complete an application
and have it approved before taking up residence.

Insurance
We strongly recommend that you obtain
Contents Insurance for your furnishings and personal items, against any
loss, damage or theft. The
landlord has no obligation to insure your personal belongings.

Maintenance/Repairs:
All
repairs are to be put in writing. Forms
are available from our office or online by clicking on the
Repair
Request icon at the bottom of this page.
Only emergency repairs will be accepted verbally.
We ask that you report any matter requiring repair or maintenance
immediately to avoid the risk of injury to visitors or damage to the
rented property.
All repairs are attended to as promptly as
possible, however, it is often necessary to obtain the Landlord’s
approval and/or quotes before any work can commence, so sometimes a time
lag is unavoidable.
If
you have an emergency when our office is closed contact the tradesperson
listed on the front of your lease. See
clause 17 for those items deemed to be an urgent repair.
Any maintenance items arranged by the tenant outside our normal
business hours will be at the tenant’s cost if not proven to be an
emergency.

Care
of Property:
Do not use
pins, blue tack or sticky tape substances to hang or place pictures on
walls - removal usually causes damage to paintwork.
It
is important that the property be kept clear of mould. We suggest regular cleaning with suitable product eg Exit Mould, to
prevent damage to walls, ceilings and tiled surfaces.
If you are renting a house or town house the upkeep of the gardens and
grounds are your responsibility. Please
do not store unnecessary paper, rubbish, bottles, cans etc on or around
the premises.

Car
Parking:
Park
cars only in designated areas and not
on front nature strips or lawn areas.

Change
of Employment:
It
is very important that you notify the office immediately of any change of
employment and business telephone numbers.

Giving
Notice:
If
vacating at end of fixed term, you must give fourteen (14) clear days written notice. After the tenancy has expired twenty one (21) days
notice is required. You may
advise by letter or forms are available from our office or online by
clicking the
Vacating
Notice icon at the bottom of this page.

Breaking
a Lease
This
company will assist tenants who find it necessary to break their lease.
The following conditions will apply :

The
tenant is responsible for and must pay rent until the property is relet to
a suitable tenant.
·
The
tenant must pay our Agency all reletting costs (one half weeks rent), and
advertising
|

Vacating
We
will require access to your property to show prospective tenants.
This is normally done on Wednesdays and Saturdays and we will
contact you first.
Before
our final inspections the property should be free of all personal effects
and in spotless condition.
Your tenancy does not terminate until all keys to the property are
returned to our office. You are
responsible for rent until keys are returned.
Rental bond refund applications are processed only
after keys have been returned to our office, an inspection has been carried out and all outstanding monies,
including water usage where applicable, have been paid.
Bonds are non-transferable
